Strategic valuation

One July 1, 2024, the Affordable Rent Act came into effect. Since then, it is impossible to rent out a property without a correct home valuation. This is a legal obligation that is strictly enforced by the municipality. Non-compliance can lead to heavy fines. Therefore, it is crucial to arrange this properly. The ‘woningwaarderingsstelsel’ (WWS) is complex. Conducting a home valuation yourself often leads to inaccurate results, which can have significant consequences. We have certified staff trained to carry out the home valuation accurately, correctly, and efficiently.

Our strategic valuation includes:

  • A detailed on-site inspection;
  • Performing a correct home valuation according to the new WWS;
  • Identifying potential issues in a risk analysis*;
  • A customized improvement recommendation;
  • Preparing a new, correctly specified rent calculation*;
  • Additional personal explanation of the results and any actions to be taken.

What is a strategic valuation?

A strategic valuation goes beyond merely measuring and counting points. Interhouse considers all factors that influence the outcome, from energy efficiency to amenities. Base rent or total rent

Many properties are rented out partially or fully furnished. The home valuation determines the maximum base rent, but service costs, furnishing and equipment are added afterwards. Together, these make up the total rent. The amounts must comply with legal regulations, as set out in the new Service Costs Policy Book.
